
Practical, Prefabricated ADU/DADU
With the demand for more affordable housing up and down the west coast, calls for new legislation allowing ADUs/DADUs have been listened to. Legislation in all 3 states have made large steps in the allowance of Additional (attached and Detached) Dwelling Units. DADU homes are dwelling (small home) units sitting on the same property as a main home, but a separate detached building. The term ADU encompasses both detached and home additions or space conversion to accommodate a separate living space from the main home.
Modern Shed built its first dwelling unit in Port Townsend, WA in 2006 as a study in how to live in smaller spaces and to see how big a Modern Shed could be without sacrificing the style and functionality of its smaller back yard sheds.
Since then, Modern Shed has several customers who have prefab dwellings used as primary homes, rental units, vacation homes and detached dwelling units. The latter used for aging in place parents, stay at home college students, short term rental units and long-term rental units. The process of designing, fabricating, permitting, and installing a Modern Shed as a DADU has some similarities to a backyard studio, but is considerably more involved due to the nature of it being an inhabited "home". Building permits are required for these units within most building jurisdictions thereby requiring all the items necessary for acquiring a building permit for a typical residential home, even though it may be 25% of the size of a home. Permit plan drawings, engineering, site plans, electrical plans, plumbing plans and in many cases a Geotech study (soils study) are all required. These items can take considerable time and money, so it is important to have a thoroughly planned budget before beginning.
